Shine a Light
Everyone feels better in an environment that’s flooded with light. Make sure that your window dressings allow the maximum amount of light into the property. If you are close to a road and don’t want people looking in, then you could get ‘bottom-up’ blinds. They roll up from the bottom instead of down from the top, so that people in the road can’t see in but you can still get a good slice of sun and sky to look at over the top.
Invest in sidelights, up-lights and down-lights, anything but central ceiling lights. You can create depth and shadows as well as attractive pools of light. It’ll make the house feel cozy as well as interesting.
Other than that, get as many mirrors as possible into the place, to increase the light and also the feeling of space.
Make Space
Everyone likes the feeling of being in a calm space. That absolutely means banishing the clutter and creating clear surfaces and shelves. The clarity of empty space is calming. It also allows your viewers to imagine their own things sitting in that empty space.
Sounds and Smells
Classical music playing at low volume in the background is also very calming, even for heavy metal fans, and it creates a harmonious atmosphere. The smell of fresh baked goods and coffee feels warm and welcoming.
Make a Fire
If it’s fall or winter and you have a wood-burning stove, you must light it. There’s absolutely nothing as home-like as a real fire. Obviously, don’t do that in the summer. That would be ridiculous and also uncomfortable.
If you concentrate on creating feelings of warmth, harmony, light and space, your viewers will imagine themselves living a better life in the atmosphere you’ve created. It isn’t deception. It’s just showing the property as it can be at its best.
